1. How should I prepare for my home inspection
A typical home inspection takes 2–4 hours on-site, depending on the property’s size, condition, and any additional services requested. Our inspections are thorough and cover: Structural Components: Foundation, walls, roof Systems: Electrical, plumbing, HVAC, appliances Interiors: Ceilings, floors, attics Exteriors: Siding, porches, decks, porte cochère Ancillary Services (as requested): Pools, septic systems, lawn sprinklers, wells, sewer scope, Zip Level measurement, thermal imaging scan Structural Pests: WDI (Wood Destroying Insect) inspection for homes over one year old
2. How long does an inspection take, and what’s included?
To avoid transaction delays, we advise: 1. Allowing access to all areas of your property including your: Backyard, attics, electrical panel, water heater, garage, and all rooms 2. Unlocking gates, attics, rooms, and any other areas of the property. 3. Confirming all utilities are switched on for system testing ie. water, electricity, gas, pilot lights 4. Removing all obstructions around mechanical systems, appliances, and walking areas for a thorough and safe evaluation 5. Keeping pets in a secure area to prevent interference 6. Providing inspector with keys, pool instructions, or any other items needed to aid inspection Giving inspectors space—would you want to be monitored while doing your job?
3. What should expect in your inspection report
We provide a highly detailed yet easy-to-understand digital report delivered to you within 24 hours of the scheduled inspection date. Your report includes: The condition of mechanical, electrical, plumbing, and structural systems—from roof to foundation Clearly identified deficiencies Noted safety concerns A summary of all deficiencies for quick reference High-quality images of inspected areas and property components Thermal imaging photos (when this service is added) highlighting issues not visible to the naked eye
4. How do I book an inspection, and how soon can I schedule it?
Booking is simple! Just call or text us at ####. Our friendly and knowledgeable team will walk you through the process, answer any questions, and get your inspection scheduled quickly. Prefer convenience? You can also request a free quote online to secure your inspection on the go.
5. What if I can’t attend the inspection?
No worries! While we recommend clients (and their realtor) join the inspector for the final 30 minutes to review findings, attendance isn’t required. If you can’t make it: Your inspector will call to provide a brief overview. A detailed, photo-rich inspection report will be emailed to you the same day. Have questions afterward? You’re always welcome to discuss the report directly with your inspector.
6. How do you determine the cost of an inspection?
Inspection fees are based on the size and age of the property, as well as any ancillary services requested. All inspections are performed by a professionally licensed inspector. We strive to keep our pricing fair and transparent while delivering a thorough, high-quality inspection.
